Foreigners increasingly buying apartments in Poland – here are the 7 most active nations

In 2022, the real estate market in Poland became increasingly attractive to foreign buyers. In the period from January 1 to November 14, 2022, 9900 transactions of apartment purchases by foreigners were recorded in Poland. Below we present a list of the seven nations that most frequently buy apartments in Poland, along with the percentage share of each.

  1. Ukraine – 4275 transactions (43.18%)
  2. Germany – 1118 transactions (11.29%)
  3. Belarus – 889 transactions (8.98%)
  4. United Kingdom – 201 transactions (2.03%)
  5. Italy – 213 transactions (2.15%)
  6. Israel – 188 transactions (1.90%)
  7. Netherlands – 155 transactions (1.57%)

As the presented data show, the largest number of apartments in Poland are purchased by citizens of Ukraine, accounting for as much as 43.18% of all transactions. Germany comes second with 11.29%, and Belarus takes third place with 8.98%. The remaining nations on the list account for less than 3% of transactions.

The Deputy Minister of the Interior and Administration, Bartosz Grodecki, informs that the registers of real estate purchased by foreigners are constantly updated. According to the regulations, entries in the registers are made no later than six months from the date of receipt of the document serving as the basis for making the entry or from the date of completion of the explanatory activities.

It should be noted that in some cases, rectifying protocols of notarial deeds are submitted to the authority, which affect the specified state of affairs, as well as the submission of notarial deeds, court judgments, or administrative decisions after the statutory 7-day period. In the case of some transactions involving the acquisition of real estate by foreigners, it is also necessary to conduct explanatory activities before entering the data in the register.
